Property Management/Real Estate Accounting Intern

In Office (Northside of the Loop)  - 30 to 40 hours per week

Responsibilities:

The following is non-exhaustive as the property management department in nature is flexible per the needs of the client, the tenant, the season, and the other MRG departments:

  • To complete all cash and credit application of all rents.
  • To issue professional verbal and written response to Tenants and Vendors; to exercise expert customer service.
  • To track all lease requirements for current and inbound tenants including but not limited to periodic sales reports, certificates of insurance, signage changes and requests, equipment replacements, move ins and move outs, notice addresses, contact information. (If redundancy in information is required across departments, all platforms to be used to manage tenant profiles/lease abstracts.)
  • To bill all rental revenue for the management portfolio (internal and third-party) including tenant chargebacks, late fees and penalties, abatements, etc.
  • To maintain the portfolio utility database; investigate variances/estimates; billback transition periods to Tenants per lease.
  • To confirm payables are received per contract, per agreement and all utilities are in line with season, occupancy.
  • To assist with property budgets and be familiar with property variances; assist with recurring maintenance and service agreements; be prepared to run apples-to-apples comparisons on expenses and take direction from the Director.
  • To work with the Director of Property Management to update and improve Rent Rolls for property tax appeal requests, bank requests, rent revenue forecasting, etc.
  • To work daily with other colleagues in a support role and to act as lead on any work order tracking software that may include tenant billbacks.
  • To develop and track all non-tenant receipts for properties as directed by Accounting; track and bill recurring management fees as directed; and be able to assist Accounting for the billing of marketing, legal construction, and any overhead expense to properties.
  • To assist in the marketing of MRG management services.
  • To investigate and “birddog” properties for the Leasing Department.

Compensation:  $15-19 per hour

Nice to Haves:

  • Customer service experience and/or great attitude
  • Previous collection and triple net reconciliation experience
  • Basic knowledge of accounting principles and the ability to perform quick math
  • Detail oriented and work well as part of a team
  • Ability to communicate effectively and willingness to make outbound calls, field inbound
  • Strong technical skills and have a high proficiency for Microsoft and/or Google Suite

Nice to Have:

  • Commercial Real Estate and real estate accounting experience
  • Sage 300 Property Management, Procore, Trello, AvidXchange, MRI, Yardi or similar software experience
